Renting Safely 101: Rental Application Process Explained

Finding your next rental can be a stressful experience especially if its your first time doing so. A big part of securing your rental is how you apply for it. This article is focused on helping you understand the rental application process and how you can use technology to make your (and the Property Owners) life easier.

Understanding the Landlords situation

Landlords are trying to find a Tenant to secure their investment. This means that they want to find the right Tenant that will not only pay the rent on time but also respect their property. On average a Landlord who lists their rental online will receive 30 phone calls and 75 emails! Thats a lot of noise that your application might get lost in.

Once a Landlord has on average 20 potential applicants, they usually setup a day for Tenants to view the rental in person. All Tenants then leave their information and the Landlord extends their final offer to the Tenant(s) that they prefer.

90 Days Banking Transactions & Payslips

Landlords need to see what your income looks like. For this the easiest way is usually to review your last 90 days of transactions and salary slip. This helps them see your regular salary, commission based salary and your monthly expenses. They can also see historically what your affective spending limit is. This is important because according to the Rental Housing Act the rental affordability of someone should not exceed 30% of the gross income. For example if you earn a gross income of R10000/month you shouldn’t spend more than R3000/month on your rent.

Generally you will need to head to a local branch of your bank and queue to have them print this out for you. NOTE: Banks charge on average R13 per page so be cautious when requesting it!

Your Recent Credit Report

The real reason the rental industry uses credit reports is to get a view into a candidate’s payment performance, not so much his/her credit worthiness (although the two are often linked). So Landlords are looking to see if you have a history of successfully paying off your expenses and managing what you can afford to spend and pay back every month.

Landlords generally will ask you to provide this for them (at your expense) or will ask your permission to run it themselves (which sometimes they will either charge you or pay out of their pocket) You can generate this report directly from the Credit Bureau websites for a fee of between R50 and R150 depending on the site you find via Google search.

Landlords want to know that the person who is looking to live inside their rental is who they say they are. There are unfortunately a lot of bad people out and they need to protect their rental income.
Getting your ID certified isn’t a complicated process, but involves you getting a certified copy of your ID document signed and stamped at a local SAPS.

Time Cost

Time is money, as the saying goes, and during the rental process you can lose a lot of time during the rental search and collecting all the required information. The best way to insure that you are ready to pounce on a rental the moment it you find it is that you have all the required information up from and ready to show to the Landlord.

Find A New Property To Rent With Ekaya.com

Ekaya has launched a new improved version of its website, helping its users to find a new property to rent, faster and simpler than before.

The new Discovery page is your overview of all rentals available in your area. After listening to user feedback and tracking how people used our MVP we redesigned it to bring as much necessary information front and center while still giving the user full control of our advanced filtering system.

In this blog post we dive deeper into the new ‘discovery’ features.

The new global top bar has been made less disruptive to your searching process, but still keeping it always handy and relevant to access Area Search, Account, Listing and Profile Management.

We decided to increase the map display size to show you a greater number of listings in the areas that are of interest to you. You can easily modify this view by using click+drag or by zooming in and out. If you decide to search for a new area the map will automatically refresh to display it.

Our results are generated live and will update based of your interactions with the map and your current Filter options. Talking about the Filters, let us take a closer look at them.

We took a long hard look at the usage statistics of how people used our search and decided to bring the most relevant filters to the foreground.

If you’d like even more fine control you can click the “More” button which will display some advanced controls enabling you to search by bathrooms, pets, smoking or the square meters that you require.

If you’ve found yourself all-searched-out and want to start again, just click the “Clear Search” button on the right and the search will reset to defaults showing you ALL available listings

Once you’ve found a listing that sparks your interest you can click on the thumbnail in the results to open our new Showcase View. This view allows you to get a bit more information about the listing without losing your place on the results page. If you’re interested in the listing you can simply click the “View Listing” button to open the full listing page in a new window. However if after looking at the information displayed in the Showcase View, you decide this is not for you, you can easily close the Showcase View by clicking the “X” in the top right.

 

Awesome Rental Listing Pages

When you’re looking for a rental you want as much information about it front and center. We reworked the individual property pages to do just that. Its now easier than ever to see the unique features of the listing and as you scroll down the page you will see a snapshot of where it is.

Our new gallery provides you easy access to all the photos of the listing. You can either sit back and watch them parade by or you can click on the thumbnail to jump to that image. Users who are on their smart devices can swipe right or left to cycle through the images.

On the sidebar of each listing we give you access all the terms and details of the rental. We also display how long the listing has been live, how many times the listing has been viewed and give you the ability to report the listing if you suspect the listing of being a scam, incorrectly listed or even if you feel the description is lacking info.

The sidebar allows you to contact the Landlord as well as share the listing with anyone you think might be interested in seeing it.

The message window that lets you not only contact the Landlord, but also see the profile information you’re showing to Landlords you message. You can either send a message, or if the Landlord has chosen to share their phone number, you can click the number to start a call with them. 

Below the gallery we display the description that the Landlord has written about the listing. This is usually a good place to read about the building, extra features as well as any additional requirements the Landlord might have.

One of our new beta features is to show you the average rental amount in your area. This can be helpful to compare the listed price with what else is available in that area for that price. Finally at the bottom of each listing we display a selection of related listings that might be of interest to you. These listings are matching the features and area of the listing you are currently viewing.

All New Profile Pages

The most important thing to Landlords is knowing who they’re inviting to view and ultimately live in their rental. To this end we redesigned our profile pages to give the Landlord a front-and-center summary of you.

Isn’t that great? All your information right there for the Landlord to review. Its easy to see how this helps take the guess work out of seeing who’s applying to for your rental.

To edit your profile you simply need to browse to the Edit Profile link from the Global Menu

Profile

Under Profile, you are able to modify the basic details such as your Name, Age, Gender, Location and your description.

Under Trust & Verification, you are able to add authenticity to your profile by connecting and verifying your various details such as your contact details, your social profiles and most importantly become an Ekaya VIP user. 

Under Reviews we allow you to invite your past Landlords (or Tenants) to review your relationship with them. This is a great step in showing your rental history. 

Under References, you are able to list anyone who you think would give you a good reference. This can be your employer, friends or your church group leader.

My Listings

If you’re a Landlord this area is specially for you! Here you can add new listings as well as manage any previously created listings. Ekaya gives you the tools to easily set your properties as “Available” or “Rented”. Properties marked “Rented” will not appear in results. So when your current lease is coming up for renewal you simply switch the listing to “Available” and you can start getting applications.

Account

This area allows you to manage your account with Ekaya. You can easily change your password or delete your account.
